Built in 2010, Solera was not only the first green apartment development in downtown Denver – it was the first for-rent high-rise that was LEED®-Gold Certified in the Denver metro area.
Solera is three blocks from Coors Field, making it central to all downtown has to offer as well as easy freeway access to reach the rest of Denver. The community places an emphasis on sustainability, with preferred parking for fuel efficient vehicles, on-site compost, and photovoltaic roof mounted panels.
Among its many accolades, Solera was selected winner of the 2010 University of Denver Burns School of Real Estate Project of the Year Award and was also recognized with a Grand Tribute Award for the Most Innovative Technology by the Apartment Association of Metro Denver. In October 2011, the property made headlines for achieving a record-breaking per-unit and per-foot sales price for the state of Colorado.
The project’s many successes and firsts are a testament to Zocalo’s thoughtful approach to design, development, and management. Solera achieved total energy savings of 60 percent compared to EPA apartment averages and nearly 40 percent when compared to a comparable, code-built apartment in downtown Denver. The project exceeded 90 percent occupancy in under a year, achieving among the highest rents in downtown Denver.
